During the Project Feasibility phase, we identify the project goals, budget, timeline and assess whether these goals can be achieved. We collaborate with the client, project team, designers, architects, engineers, and others to refine the design to meet the client’s needs.

As the design drawings mature, we enter the Preconstruction phase. We further develop the project goals, budget, and schedule. We advise regarding building systems, materials, construction logistics, and means & methods. We facilitate regular project meetings, minutes, and reports. Key vendors and trade contractors will be qualified, specifications developed, samples acquired and proposals generated. All necessary municipality/building permits, approvals, and signoffs will be identified for the project applications/filings.

During the Construction phase we work with the client, project team, designers, architects, engineers, trade contractors, and others to guide the work, ensure design intent, manage the budget, maintain schedule, and coordinate the work. We quantify and qualify invoicing, change order requests, and pay applications. We coordinate and log requests for information (RFIs) and distribute information to the project team. We facilitate regular project meetings, special reviews, minutes, and reports.

During the Close-out phase, Duce Construction Consultants works to identify any unfinished work (punch list) and ensures completion of all details. We work with the project team to get inspections signed off and permits closed out. We wrap up the project financially, gathering the necessary lien releases and paperwork. We assist with client occupation and move in.
